The first step to finding the right property is to register with us either by calling one of our offices, registering your details online or visiting us in person. Our office hours are:

Start Your Search

Once we have an idea of your basic requirements (i.e Price, location, size, type of property etc), one of our experienced members of staff will offer you a selection of properties that match your criteria.

Remember there are more than 4 weeks in a calendar month. i.e. £185 per week x 52 weeks in a year, divided by 12 months = £801.67 / £800 per calendar month, divided by 52 weeks in a year x 12 months = £184.61 per week.

You will also be responsible for paying Council Tax, Water Rates, Gas, Electric, Telephone and Broadband.

Securing Your Property

Once you have decided to secure a property to rent with us, we will require an initial Reservation Fee or £500. In order for us to submit an offer to the landlord, you will be required to complete an application for tenancy where you may state any special conditions of the offer. All tenants moving into the property will also need to complete a tenant referencing form to establish your financial status and credit worthiness.

Once the reservation fee is taken, Victoria Knight will suspend the marketing of the property whilst references are carried out.


To satisfy the landlord that you are able to pay the rent, each prospective tenant (over the age of 18 years), will need to be vetted through our chosen independent referencing agency. This will include credit checks.

You will also need to provide the following documents:

– Proof of I.D (Passport ID / Driving Licence)
– Utility Bill (Council Tax, Gas, Electric, Water Bill no older than 3 months)
– 3 Months Bank Statements (No older than 3 months)
– 3 Months Payslips (No older than 3 months)
– If you are a student you will need to provide proof of your student status
– Landlord & Employer References will be obtained by either Victoria Knight or the referencing agency.

In some cases, you may require a UK based Guarantor to underwrite the rent. This is usually the case when the tenant is a student, self-employed or has only been employed for a short period of time. The guarantor will also need to provide us with the documents listed above.


Before your tenancy begins, you will be required to pay the initial rental payment and deposit (the deposit is usually 4 – 6 weeks rent, but this can vary). Any money payable to Victoria Knight must be paid in cleared funds (we cannot accept personal cheques). We can accept Debit Card, Maestro, Switch, Solo or Visa Delta. Credit card payments will be subject to a surcharge of 3%.

We suggest that all payments are made at least 5 days before your move-in date. Usually the quickest and easiest method of payment is by bank transfer via online banking.

Signing Tenancy Agreements

You will be provided with a copy of the Tenancy Agreement (an Assured Shorthold Tenancy). Both the tenant and the Landlord are required to sign the Tenancy Agreement. This will form your letting contract. This entitles the Landlord to possession of the property at the end of the tenancy period.

Most rental tenancies are for a period of 12, 18 or 24 months. Some Landlords may request a break-clause which entitles the Landlord or Tenant to terminate the Agreement after a shorter period, typically 6 months – but with 2 months notice period (served on the 4th month).
