  • We will obtain confidential references prior to the tenancy starting. These will include affordability checks, previous Landlord references, employment references, 3 x bank statements, 3 x pay slips, utility bill and credit checks.Tenant Selection, Introduction & Referencing [icon image="fa-info-circle"]
  • Preparation of a comprehensive Assured Shorthold Tenancy Agreement specically designed to cover the most recent legislation and to protect your interests. Initial agreements are drawn up for no less than 6 months unless otherwise agreed.Tenancy Agreement [icon image="fa-info-circle"]
  • We will collect a minimum of one months rent from the tenant(s) prior to the commencement of the Tenancy Agreement.1st Month Rent Collection [icon image="fa-info-circle"]
  • In addition to the collection of a minimum of the first months rent, Victoria Knight will also collect a security deposit (usually equivalent to one month’s rent).Security Deposit Collection [icon image="fa-info-circle"]
  • We make suitable arrangements for the collection of rent and the transfers of rental income to a nominated bank account or by cheque and the preparation of accounts that can be passed on to your tax adviser.   • We will notiy the Council Tax Department and Gas, Electric and Water companies on the commencement of a new tenancy.Notification To Utilities [icon image="fa-info-circle"]
  • We will arrange routine repairs and general maintenance, including the payment of repair bills. The Landlord is responsible for all general repairs to the property, including all appliances and equipment. Where major works are necessary, an estimate will be obtained and sent for your approval.   • Victoria Knight will organise an inventory / schedule of condition / check out (prices available upon request). When managing the property we will make the necessary arrangements for this using an experienced third party inventory specialist.   • In addition to the collection of a minimum of the rst months rent, Victoria Knight will also collect a security deposit (usually equivalent to one month’s rent).   • We will regularly visit the property to ensure it is being looked after in accordance with the tenancy agreement. A copy of our report, including comments from the tenant will be forwarded to you for your information.Regular Inspections And Reports [icon image="fa-info-circle"]
  • Regardless of the high quality of the background check we do on all tenants, it is sometimes the case that the tenants circumstances change during the tenancy. If the tenant stops paying the rent we will instruct a 3rd party to deal with the legal process to evict the tenant, e.g. to serve notice in accordance with the Housing Act.Legal Service [icon image="fa-info-circle"]
  • As part of the legal process, if a tenant has stopped paying the rent and does not vacate the property and it is necessary to go to court, we will instruct 3rd party solicitors to attend court as part of the eviction process and pay all court costs and legal fees.Court Costs [icon image="fa-info-circle"]
  • If a tenant fails to vacate as a result of a posession order, it is sometimes necessary to instruct county court bailis. We will cover the costs for this.Bailiffs Costs [icon image="fa-info-circle"]
  • In the event that the tenant stops paying rent, we will pay the rent that you are expecting from the tenant until vacant possession is obtained, or from up to 6 months from the date of the rst arrears; whichever is sooner.   • Once vacant possession has been obtained we will continue to pay you 50% of rent for up to 2 months while the property is being re-advertised and re-let by Victoria Knight.50% Of Rent Paid After Vacant Possession [icon image="fa-info-circle"]
